Here are some key things to look at in order to help you decide if it’s time to replace your roof:

  • The age of your roof: Typical residential roofs last no more than 20 to 25 years. A number of other factors can affect your roof’s longevity and decreases its lifespan. It’s important to note whether your current tiles were placed on top of other tiles and of your roof is properly ventilated.
  • Condition of shingles: If you have curled or buckling shingles, or if your shingles are losing their granules, it is often a sign that they are past their life span.
  • Check your roof valleys: If you have damaged or missing shingles in this area, you need a new roof. The valleys of your roof are extremely important, if they are compromised, your roof could leak.
  • Shingle granules in gutters: shingles lose more granules towards the end of their life span. If your gutters contain a large number of granules, then your roof may be need to be replaced.
